Their mom had recently passed away, and the adult children (who live outside California) needed to sell the home to pay off the mortgage and medical debts.  Luckily, mom had the foresight to put the home in a trust, and avoid a lengthy and expensive probate process.

THEN I GOT TO WORK...


We met at the property a few weeks later.  I gave a list of suggestions for quick touchups and updates that would make the home most appealing to a wide range of buyers.  A family friend recommended a handyman, and the work got started. 


A BUZZWORTHY LAUNCH

Fresh paint, new light fixtures and other updates made our professional photos really stand out.  By announcing the home at my brokerage office and putting it on the local Broker's Tour prior to our Open House weekend, I generated significant interest.

The open houses were very busy and produced 7 offers in just a couple of days. 

MASTERFUL NEGOTIATIONS

We set an offer deadline, creating a sense of urgency among the various buyers.  And, we set it a few days after the open house, so buyers had time to obtain financing preapproval, and review the disclosures. I reviewed all offers with the sellers, and they selected one to counter.

Through having a strategy in place for presenting the property in it's best light, completing updates and "curb appeal", and pricing strategically to attract the most buyers, the home sold smoothly.  The sellers were able to pay off mom's debts and were relieved of the burden of an empty home thousands off miles away.
